What is a VA loan?
A VA loan is a mortgage loan guaranteed by the U.S. Department of Veterans Affairs. It helps service members, Veterans, and eligible surviving spouses become homeowners by offering competitive interest rates with no down payment and no private mortgage insurance requirements.
Who is eligible for a VA loan?
Eligibility is generally available to Veterans, active duty service members, and some members of the National Guard and Reserves who meet minimum service requirements. Surviving spouses of Veterans who died in service or from a service-connected disability may also be eligible.
Do I need a down payment for a VA loan?
No, VA loans typically don't require a down payment, which is one of their biggest benefits. However, making a down payment can reduce your VA funding fee and monthly payment.
What is the VA funding fee?
The VA funding fee is a one-time payment that helps offset the cost of the VA loan program to taxpayers. The fee varies based on your type of service, down payment amount, and whether it's your first time using a VA loan. Some Veterans, including those with service-connected disabilities, are exempt from this fee.
Can I use my VA loan benefit more than once?
A VA loan is a mortgage loan guaranteed by the U.S. Department of Veterans Affairs. It helps service members, Veterans, and eligible surviving spouses become homeowners by offering competitive interest rates with no down payment and no private mortgage insurance requirements.
Who is eligible for a VA loan?
Yes, your VA loan benefit is reusable. You can use it multiple times, either by paying off one VA loan and getting another, or by having multiple VA loans at once (subject to entitlement limits).
What is a Certificate of Eligibility (COE)?
A Certificate of Eligibility (COE) is a document that verifies you are eligible for a VA loan. You can obtain your COE through the Department of Veteran Affairs or through your lender.
Are there limits to how much I can borrow with a VA loan?
As of 2020, there are no longer loan limits for Veterans with full entitlement. However, if you have reduced entitlement (for example, if you have an active VA loan or had a foreclosure), there may be limits to how much you can borrow without a down payment.
What types of properties can I buy with a VA loan?
VA loans can be used to purchase single-family homes, condos (in VA-approved projects), manufactured homes, and multi-unit properties (up to four units if the Veteran lives in one unit). The property must be your primary residence, not an investment property or vacation home.
